I... don't understand. There are some chips that aren't available anymore. Mainly the gatearray and the ay-3-8912. How do you handle those ? Using the expensive replacements based on avr(ay-3-8912) and cpld(gatearray) ??

Ah, indeed, i've heard about this 8910 pcb adapter.

The only GA on xc95288XL I've heard about is the codedchip/sellmyretro closed source stuff. I have nothing against closed source (I do it myself), but not something i can build upon.
